Hawkshead is one of the region’s best-loved villages, celebrated for its pretty winding streets and literary heritage. The Beatrix Potter Gallery here offers seasonally changing exhibitions about the author’s life and work. The scenery is, of course, absolutely stunning and Lake Windermere and Coniston Water are both within easy reach, as is Grizedale Forest, with its walking routes, sculpture trail and high-ropes centre.

Entering this handsome double-fronted property, guests will come to the hallway, which has doors on either side leading to the reception rooms. The first of these, to the right-hand side is an elegant lounge with an open fire, bay window, and comfortable seating. This room is separated from the attached TV room by a curtain, giving this space the flexibility to be used to suit guests’ needs. The TV room has a less formal feel and has a TV/DVD. Next to the kitchen is a large boot room, with plenty of shelving to keep muddy footwear, a freezer, and with attached shower room with WC, is a very convenient addition to the house. A door opposite here leads out to the garden. Finally, at rear of the house, there is a utility room with washing machine, tumble dryer, and a second fridge. Stairs from the hall lead to the bedrooms which are all located on the first floor. Four of these are double rooms, three of which have en-suite shower rooms and WC, whilst the fourth has a handy sink. There are then two single rooms and one twin, which also has an en-suite shower room. There is also a shower room with WC, as well as bathroom with bath and WC.

Outside, there is a patio garden with a range of seating and a BBQ. There is ample off-road parking provided for up to six cars.
