Birkwray Farm Cottage Self Catering Cottage Ambleside Lake District Property Description

Birkwray Farm Cottage is situated in the quiet hamlet of Outgate just a mile from Hawkshead. The cottage dates back to the 17thC and has retained much of its original character. the oak beams and traditional Lakeland stonework make this cottage cosy and welcoming whatever the time of year and we are sure that you will fall in love with it's charm.

For walkers there is a network of of footpaths straight from the doorstep onto the surrounding fells.

Cyclists are also well catered for, as are those who enjoy nothing more than spending a few lazy days in and around the cottage and it's adjoining secluded garden and patio.

There is a traditional Lakeland Inn just 100 years form the cottage, and several other Inns/restaurants in Hawkshead village.

The Accommodation consists of:

Lounge, oak beamed with wood burning stove, comfy seating, high quality furniture, TV video and stereo.

Kitchen/Diner - a real treat for Aga lovers. A bright red Aga set into the fireplace takes pride of place in the well equipped kitchen. There is also a microwave, fridge/freezer, washing machine, and a dining table and four chairs.

2 Bedrooms - at the top of an oak spiral staircase. 1 double, 1 twin, both with coordinated bed linen. There is also a small third bedroom large enough to sleep a child. It has a low ceiling, so tall people are not recommended!

Bathroom with full size bath, electric shower, WC and washbasin.

The cottage is heated throughout using night storage heaters, plus the Aga and stove in the living room, making it warm and cosy for all year round use.

Please note that the owners of this cottage have preserved the original oak spiral staircase and wooden floors, so young children and the elderly may need to take extra care.

Outside there is a sunny patio behind the cottage with a loping garden, designed with great care. Garden chairs and table make this an excellent place to relax on warm summer evenings.

* 1 bag of smokeless fuel for the stove in the lounge.
* Off road parking by the entrance to the property for 2 cars.

Sorry but no pets are allowed. Guests are also asked to observe the no smoking signs in the cottage.
