Roa Island House is an imposing 19th century guest house situated on the water's edge of Morcambe Bay. The house enjoys expansive sea views and retains much of the charm and elegance of Edwardian times.

We offer a warm, relaxed, informal and friendly atmosphere away from the hustle and bustle of 21st century living. All our rooms are tastefully and individually furnished with your comfort in mind. All bedrooms have flat screen TV and a hospitality tray. We can provide you with a cot or child's bed and we also welcome well behaved dogs.

Enjoy breakfast at a time to suit you in our breakfast room or covered verandah, both of which overlook the sea out towards historic Piel Island. There is a pleasant TV room and also a reading room. A unique feature of the house is the tower room which provided a landmark on Roa Island. Spend some quiet time here enjoying the spectacular views over the Bay and local areas.

Roa Island House is conveniently situated on this tiny peninsula in the lake district, 3 miles from Barrow in Furness and 12 miles from Ulverston.

Exclusive Breaks

Roa Island House is so beautiful with lots of space so why don't you make the guest house exclusively yours for your friends and family. Roa Island House comfortably sleeps 8 or 9 adults and 4 or 5 children in its five bedrooms. You have free access to the tower room where you will find a library of paper back books and board games and the TV sitting room with Freeview plus lots of DVD's, safe in the knowledge you wont be interrupting other guests.

We will provide your breakfast and evening meals – sit down or buffet style, at times to suit you so that you can come and go as you please.

Tariff Information

From £24.00 per person per night including breakfast. Children between 2 years and 14 years sharing a room with adults will be charged at £8.00 each per night

All bookings secured with credit/debit card details which will be charged on departure.

In the event of a no show or cancellation with less than 1 day notice prior to the date of arrival, an amount the equivalent to 100% of the total booking will be charged.

We have a small menu served between 1800 hours and 2000 hours. Guests are welcome to bring their own wine to accompany any meals ordered – we'll provide glasses and a corkscrew!
